If we are thinking about buying a property in Spain and we are not Spanish, there is one essential step we must take into account: applying for an NIE. Without this number, we will not be able to formalise the property purchase or carry out other procedures related to the home.

The NIE is mandatory even if we do not plan to live in Spain. In other words, even if we only want to buy a property as a second home or an investment, we will need to obtain it beforehand.

What is the NIE and why is it mandatory to buy property in Spain?

Without an NIE, it is not possible to formalise the purchase of a property in Spain, even if the buyer does not reside in the country.

How long does it take to obtain an NIE?

The timeframe may vary depending on where it is requested:

  • If processed in Spain, the timing will depend on the office and administrative workload. In general, the processing time is usually around 2 weeks.

  • If requested through a Consulate, the procedure may take longer, as the documentation is sent to Spain for processing.

For this reason, it is advisable to start the process with sufficient time within the purchase schedule.

Is an NIE the same as being a resident in Spain?

No. The NIE is simply an identification number. It does not imply obtaining residency or the right to live in Spain.

A foreigner can hold an NIE as a non-resident, simply to carry out economic transactions such as purchasing a property.

Can you buy property in Spain without an NIE?

No. The NIE is essential to formalise the public deed, pay taxes and register the property.
