  • Spain has recorded its second-highest year-on-year increase (13.8%) in house prices for this period since 2005
  • The average house price in Spain stands at €3,136/m2.

Over the first nine months of the year, Spain maintained a positive quarterly trend in second-hand house prices. Specifically, the third quarter of 2026 closed with a slight quarterly increase of 0.1% and a year-on-year rise of 13.8%, according to data from the Fotocasa Real Estate Index. With these increases recorded in September, the price of housing for sale stands at €3,136 per square metre.

The house market in Spain may be reaching a containment point following months of very sharp increases

“Second-hand house prices are beginning to show signs of moderation in their rate of growth. The third quarter closed virtually flat, with a quarterly change of 0.1%, indicating that the market may be reaching a containment point following months of very sharp increases. However, this slowdown should not be interpreted as a drop in prices, as in year-on-year terms housing continues to see strong price growth.”

“We are dealing with a market that remains strained by very active demand and insufficient supply, but where buyers’ purchasing power is beginning to set a limit. Prices have reached very high levels, and the financial effort required to access housing is placing increasingly demanding burdens on households. That is why, although upward pressure remains present—especially in certain areas—we are beginning to see growth lose momentum,” explains María Matos, Director of Research at Fotocasa.
