What is the Fotocasa real estate index?

The Fotocasa real estate portal has been publishing the Fotocasa Real Estate Index monthly since January 2005, covering both sale and rental prices. This study method has been developed to provide relevant, reliable, timely, quickly implemented, and widely disseminated information on the housing market in Spain.

The Index is compiled from the Fotocasa portal's database, allowing statistics to be extracted quickly enough for families, businesses, financial institutions, and sector researchers to take advantage of this detailed analysis of average prices per square metre in each area of Spain.

What is taken into account when calculating the average house price?

The study collects second-hand real estate market prices from across the national territory, with data broken down by autonomous communities, provinces, municipalities, districts, neighbourhoods, and main streets. The information refers to flats and penthouses from private individuals and professionals published on Fotocasa, so the values reflect asking prices and not necessarily the final closing price.

Prices are averages by category expressed in euros per square metre built, and monthly data corresponds to the average of the last 4 weeks. The historical data starts in January 2005 for sales and December 2006 for rentals.

How does the flat price index help me?

Compare average prices by area

January 2005 has been taken as the initial date for sales data, and December 2006 for rental data. We can access annual historical data from then until now, as well as data for the last 12 months.

Know if it's a good time to buy or rent

In the index for each city and location, you can see the evolution of prices and understand the market's temperature, which will help you in the decision to buy or rent.

Know your neighbours' prices

In each analysed area, you can see the offers published on Fotocasa to better understand your neighbours' prices for properties similar to yours.

The rental and sale price index often appears in the media, as it allows for analysis of the market situation as well as specific geographical locations where prices are particularly rising or falling.
