Fotocasa has analyzed the market for homes for sale with pools in Spain to identify the neighborhoods where this feature appears most frequently in listings. The results place Marbella at the top of the list, although neighborhoods in Adeje, Almuñécar, and Estepona also stand out.

Which neighborhoods in Spain have the highest number of homes for sale with pools?

In the real estate market, Puente Romano, in Marbella, leads the ranking of neighborhoods with the highest percentage of listings with pools: 88.7% of the homes for sale advertised on Fotocasa include this feature. It is followed by Casco Antiguo, also in Marbella, with 86.1%, and Playa Fañabé Alto, in Adeje, with 85.2%.

In six Spanish neighborhoods, more than 80% of homes for sale have a swimming pool

Punta La Mona, in Almuñécar, also surpasses that threshold; Nagüeles Alto, in Marbella; and Villacana – Costalita – Saladillo, in Estepona. In all these markets, the swimming pool appears closely linked to urbanizations, tourist housing, second homes or high-value homes.

As the table shows, Marbella has 22 of the 54 neighborhoods in Spain where more than half of the homes for sale have a swimming pool, while Estepona has another 11.

Together, Marbella and Estepona account for more than half of the ranking of neighborhoods with more than 50% of homes for sale with a pool, which also includes other markets such as Adeje, Almuñécar, Dénia, Murcia, Alicante, Torrevieja, Orihuela, Barcelona or Madrid.

In the rental market, Puerto Banús, in Marbella, is the neighborhood with the highest percentage of listings with a swimming pool: 71.5% of the rental offer published on Fotocasa includes this amenity.

In the rental market, several central neighborhoods of Madrid appear among the top positions in the ranking

After Puerto Banús, the most prominent neighborhoods are Trafalgar, Goya, Embajadores-Lavapiés, Lista, Universidad-Malasaña, Almagro, Palacio, Cortes-Huertas, and Recoletos, all within the city of Madrid. In these cases, the importance of the swimming pool may be influenced by specific housing types, residential developments, buildings with amenities, or higher-end developments within each neighborhood.

In the rental market, Madrid is gaining prominence with several central neighborhoods where a swimming pool appears in more than half of the analyzed listings.

Swimming pools are gaining popularity in sales on the coast and in rentals in prime areas

Fotocasa’s data shows a clear difference between buying and renting. In the sales market, areas with the most swimming pools are concentrated primarily in coastal neighborhoods, residential developments, tourist markets, and high-value residential areas. In some neighborhoods of Marbella, Adeje, Estepona, and Almuñécar, this amenity appears in more than eight out of ten advertised properties.

In the rental market, the ranking shifts towards Puerto Banús and several central neighborhoods of Madrid

In the rental market, the presence of a swimming pool seems to follow a different logic: it doesn’t depend so much on second homes or coastal properties, but rather on a more concentrated supply in buildings with amenities, higher-end developments, and homes located in highly sought-after areas. This is why central Madrid neighborhoods are emerging, where a swimming pool can act as a differentiating factor within a more limited and selective rental market.
