The price of resale homes in Spain rose by 2.5% month-on-month and 21.9% year-on-year, bringing the average price of homes offered in April to €3,089/m², according to data from the Fotocasa Real Estate Index. If we calculate this latest monthly increase and multiply it by the 80 m² of a standard home, we see that the average value of a home in April was €247,082.

The price of a home registers the largest annual increase in the historical series

“Housing prices are entering a phase of maximum pressure, with the largest year-on-year increase in recorded history, surpassing the €3,000/m² mark for the first time. Furthermore, a new record has been set nationally, exceeding the levels registered in 2007. This data reflects that buyer pressure remains very intense and that the available supply continues to be insufficient to absorb demand. The price increase is no longer limited to the major traditional markets, but is spreading across the country: 14 regions are experiencing growth exceeding 10%, and four are reaching all-time highs.”

“This trend confirms that the access problem is worsening and that the gap between market prices and households’ purchasing power is widening month by month. An average 80 m² home now costs €44,389 more than a year ago, an increase that is pricing out many buyers and further increasing dependence on financing and prior savings,” explains María Matos, Director of Studies and spokesperson for Fotocasa.

Price to buy a home by Autonomous Community in Spain (May 2026)

Four regions reached record highs this April: Andalusia with 2,969 euros/m2, Valencian Community with 2,787 euros/m2, the Canary Islands with 3,441 euros/m2 and Madrid with 5,429 euros/m2.

Next are the Basque Country with €3,862/m2, the Canary Islands with €3,441/m2, Catalonia with €3,388/m2, Andalusia with €2,969/m2, the Valencian Community with €2,787/m2, Cantabria with €2,681/m2, Asturias with €2,368/m2, Navarre with €2,332/m2, Galicia with €2,226/m2, the Region of Murcia with €2,114/m2, Aragon with €1,903/m2, La Rioja with €1,889/m2, Castile and León with €1,765/m2, Castile-La Mancha with €1,398/m2 and Extremadura with €1,338/m2.

Madrid and the Balearic Islands were the only regions to surpass €5,000 per square meter

Price to buy a home by province in Spain (May 2026)

In 48 of the 50 provinces analyzed (96%), year-on-year housing prices rose in April.

Seven provinces saw increases exceeding 20%: Murcia (32.3%), Ávila (28.6%), Valencia (27.0%), Asturias (25.0%), A Coruña (24.0%), Cantabria (23.0%), and Guadalajara (22.5%). Conversely, the only two provinces with decreases were Teruel (-6.2%) and Cuenca (-2.4%).

Regarding prices, Madrid and the Balearic Islands were the only regions to surpass €5,000 per square meter. The four provinces with the highest prices are: Madrid at €5,429/m², the Balearic Islands at €5,352/m², Málaga at €4,619/m², and Gipuzkoa at €4,555/m². On the other hand, the provinces with the lowest prices per square meter are Ciudad Real at €1,119/m² and Jaén at €1,097/m².

 

How much does it cost to buy a house in the major cities of Spain? (May 2026)

In the 50 provincial capitals with year-on-year variation, prices rose in April compared to the previous year, of which 17 of the capital cities have an increase of more than 15% and the first are: Ávila capital (36.1%), Ciudad Real capital (25.2%), Soria capital (24.8%), Palencia capital (21.8%), Guadalajara capital (21.8%), Ourense capital (21.0%), Santa Cruz de Tenerife capital (20.3%), Toledo capital (19.9%), A Coruña capital (19.7%), León capital (18.9%), Salamanca capital (18.2%), Girona capital (18.0%), Las Palmas de Gran Canaria (17.3%), Santander (17.2%), Jaén capital (17.0%), Oviedo (15.7%) and Murcia capital (15.6%).

Regarding prices, the 14 provincial capitals with prices above €3,000 are: Donostia – San Sebastián with €7,148/m2, Madrid with €6,694/m2, Barcelona with €5,399/m2, Palma de Mallorca with €5,169/m2, Málaga with €4,250/m2, Bilbao with €4,129/m2, Valencia with €3,694/m2, A Coruña with €3,633/m2, Cádiz with €3,367/m2, Vitoria – Gasteiz with €3,339/m2, Las Palmas de Gran Canaria with €3,279/m2, Pamplona / Iruña with €3,240/m2, Santander with €3,200/m2 and Girona with €3,128/m2 euros/m2. On the other hand, the capital city with the lowest average price is Zamora at 1,511 euros per square meter.
