Country homes in Carrer Major, 18, Garcia
Garcia
A beautiful riverside finca less than 15 minutes' drive from the vibrant town of Mora d'Ebre. The ready to move into 185m2 two-storey house with large terrace has much to offer, with views across the stunning Catalan countryside to the River Ebro and beyond. The well-appointed 2.1 hectare (21,587m2) finca boasts two hectares of grazing land and stabling for two horses, plus a separate storage/generator shed, a traditional water well, fishing area and water extraction rights on the Ebro River. The architect designed house, which was completely rebuilt in 2006 and presented in good order, is suitable as a large family home, but is designed in such a way that the living quarters can be divided up to accommodate guests separately. Directly to the left of the entrance hall is a large (10,56m2) tiled ground floor shower room, with a high-ceilinged staircase leading to two double bedrooms (10,56m2 and 13,55m2) off a small landing on the first floor to the front of the house. To the right of the entrance hall, the open plan ground floor consists of a spacious, fitted, country style kitchen, a dining and living area with a built-in Jotul log burner and large glass patio doors which open out to a tiled and covered terrace and BBQ area to the right of the house. To the back of the living room, a second staircase leads to the 32m2 master bedroom with a 9,68m2 en-suite, and separate walk-in clothes closet. This area is big enough to be turned into a completely separate, self-catering apartment. Facing the river, the stables and fields are on a wide terrace below the house. The land, which is accessible by car or tractor has been cleared to create grazing for horses, although there are still a few pear trees from an old orchard and river trees at the far end of the property. The stable block consists of two, three-sided, 3m2 stalls with enough space to store one year's worth of hay for 2 horses. A path through the bamboo and trees at the bottom of the finca leads to a cleared section of riverbank which is ideal for picnics or sunbathing. When the river is low it is shallow and sheltered enough to swim safely. Also to wade out to the deeper parts for fishing or canoeing. The house, which is tiled throughout, has traditional style potted ceilings on the ground floor, all windows are double glazed and have mosquito netting. The well water is filtered to make it potable, and a large modern septic tank deals with wastewater. The property is fully alarmed and has a modern solar system for electricity. The finca can be sold with a 2021 Kyoti 50 hp tractor which has only done 176 hours and was bought new from a local dealer. The tractor comes with a brush cutter and old cultivator. The finca currently has a REGA number for 2 horses. Falling under the municipality of Garcia, the finca is closer to the towns of Mora d'Ebre and Mora La Nova. The Priorat wine region is less than 20 minutes from the finca while the Mediterranean coastline and Reus airport are a 45-minute drive from the finca. This is a beautiful, peaceful finca in a rural area close to all amenities
