Perched on the top floor of Block B in Novamar Suites II, this southwest-facing penthouse delivers panoramic Mediterranean views, a 95 m² wraparound terrace, and a luxury finish specification rarely found at resale in Cumbre del Sol. If you are looking to buy property on the northern Costa Blanca North with the feel of a private residence and the convenience of a gated complex, this is a home worth understanding in full. PROPERTY OVERVIEW AND VIEW ANALYSIS This apartment occupies the top floor of a low-rise gated complex in Novamar Suites II, Cumbre del Sol, on the northern Costa Blanca North between Jávea and Moraira, and it opens to open sea views that reach across the Mediterranean from its southwest orientation. The outlook is panoramic and frontal — the kind you can only verify in person, and the kind that, in a mature development from 2017, comes with the certainty of knowing exactly what you are buying. The official built area registered for this property is 291 m², which is the total of the following surfaces: 133 m² of interior living area, 95 m² of terrace, and 63 m² of communal area. Those 63 m² represent this home's proportional share of the development's shared residential spaces — circulation, stairwells and communal facilities — and they are already counted within the 291 m² figure, not additional to it. The southwest orientation brings the afternoon and evening light directly into the living spaces and onto the main terrace, and the sea exposure recorded for the complex is frontal. INTERNAL DISTRIBUTION AND LIVEABILITY Living here works equally well as a permanent home or as a base for extended seasons: the layout is generous, private and easy to manage, with every key space flowing naturally from the central living area outward to the terrace and the views. The apartment is on the first floor above ground (Planta +1) and the distribution is as follows: Open-plan living and dining room with a fully integrated open-plan kitchen and direct access to the main panoramic terrace Three double bedrooms, each with fitted wardrobes Two full bathrooms, one of them en suite to the principal bedroom, with a walk-in configuration Utility and installations room The 95 m² terrace is the true centre of gravity of this home. It wraps around the living area and the bedrooms, offers uninterrupted sea views to the southwest, and is finished in the same large-format Inalco porcelain stoneware as the interior floors — the continuity between inside and outside is complete, both visually and underfoot. A covered parking space within the complex is included with this property, making arrivals straightforward in every season. The property is sold unfurnished. The kitchen appliances — a Siemens suite fitted to a Silestone Extreme Zeus worktop — are included in the sale and remain in place. Bathrooms are finished with Grohe Allure brassware, wall-hung Duravit Durastyle sanitaryware, Hidrobox shower trays and bespoke Krion vanity units with illuminated mirrors. The principal bedroom combines large-format porcelain with Hakwood Walnut parquet and features motorised blackout blinds. Throughout the home, the KNX home automation system manages climate, lighting, blinds and technical alarms from touch-screen panels. The Sonos multiroom audio system is integrated in the living room and principal bedroom. A Mobotix video intercom with mobile forwarding handles arrivals remotely. Electrical fittings are Niessen Zenit in white throughout. The community pool — including a heated indoor pool — the sauna and a communal recreational space are all part of the complex's shared facilities. The lift serves all floors of the building. TECHNICAL EFFICIENCY AND CONSERVATION The energy performance certificates place this home at C for consumption and B for emissions — figures that reflect the quality of the thermal envelope and the efficiency of the installed systems rather than a simple tick-box. In practice, that means year-round comfort with lower running costs than an older building of comparable size. The full-floor heating is delivered by an Altherma Daikin aerothermal heat pump via underfloor hydronic circuits covering the entire apartment — a system that runs quietly, heats evenly and costs significantly less to operate than conventional gas or electric radiators. Air conditioning is provided by ducted, zoned Daikin fan coils covering every room, allowing each space to be set independently. The building envelope has been constructed with mineral wool insulation, a hydrophobic mortar render, natural stone cladding and large-format ceramic finishes on the exterior. Interior partitions carry acoustic insulation. The glazing is Schüco aluminium with thermal break (RPT), floor-to-ceiling sliding panels and Climalit double glazing with solar control and low-emissivity coating throughout. The property is recorded in excellent condition. Built in 2017 to a luxury specification, the finish remains in its original state and requires no immedi
