In the first three months of the year, Spain experienced its highest quarterly variation in the price of resale homes for this period. Specifically, the first quarter of 2026 closed with a quarterly increase of 4.7% and a year-on-year increase of 21.1%, according to data from the Fotocasa Real Estate Index. These increases, observed in March, put the price of homes for sale at €3,014 per square meter.

This is not a one-off surge, as we have now recorded six consecutive months of year-on-year increases exceeding 18%, demonstrating that the trend is fully established. In fact, in March the market reached record highs, standing 2.1% above the levels recorded during the 2007 housing bubble. This behavior is also reflected in the most strained regions, such as Andalusia, the Balearic Islands, the Canary Islands, Madrid, and the Basque Country, which are leading the way in attracting population and driving economic dynamism. Behind this surge lies a combination of record-high demand that has rebounded strongly, driven by more favorable mortgage conditions, versus a supply that remains structurally insufficient,” explains María Matos, Director of Research and spokesperson for Fotocasa.

Regarding the price ranking by region, the Balearic Islands and Madrid occupy the top positions, exceeding the €5,000 mark. Specifically, the Balearic Islands have the highest prices at €5,395/m², followed by Madrid at €5,372/m².
