Desde que alcanz\u00f3 el precio m\u00e1ximo, en abril de 2007, el precio actualmente se encuentra un 36% por debajo. No obstante, aunque el precio de la vivienda de segunda mano a\u00fan est\u00e1 muy lejos de los precios de la burbuja inmobiliaria, ha incrementado el precio en los \u00faltimos 5 a\u00f1os y lo ha hecho una media de un 16%. <strong>En estos momentos, el precio se encuentra bastante estable y no vamos a ver grandes subidas ni bajadas de precio durante 2021<\/strong>\u201d, explica Mar\u00eda Matos, directora de Estudios y Portavoz de Fotocasa.<\/p>\n<p>Analizando los precios que se pagaban por una vivienda en venta hace 5 a\u00f1os (en 2016), <strong>el precio medio del metro cuadrado de la vivienda se ha incrementado un 16%<\/strong> en Espa\u00f1a (de 1.621 euros\/m2 en junio de 2016, a los 1.883 euros\/m2 en junio de 2021). As\u00ed, los espa\u00f1oles de hace 5 a\u00f1os (en 2016) deb\u00edan <strong>pagar por la compra de una vivienda de 80 m2 una media de 129.680 euros, frente a los 150.666<\/strong> euros que se paga son los m\u00e1s afectados por el incremento de la venta<\/h2>\n<p>En cuanto a las comunidades aut\u00f3nomas que han visto incrementar el acumulativo del precio de la vivienda en venta en los \u00faltimos 5 a\u00f1os,<strong> tres de ellas superan la subida del 30%,<\/strong> seg\u00fan el estudio de Fotocasa. As\u00ed, los compradores de <strong>Baleares<\/strong> con 51%, <strong>Madrid<\/strong> con 38% y <strong>Canarias<\/strong> con 31% son los que m\u00e1s han pagado por la compra de una vivienda en venta en junio de 2021.<\/p>\n<p>Por otro lado, <strong>tres comunidades aut\u00f3nomas han visto descender el acumulativo<\/strong> del precio de la vivienda en venta desde 2016 (5 a\u00f1os) y son: <strong>Murcia<\/strong> (-1,1%), <strong>Asturias<\/strong> (-0,8%) y <strong>Castilla y Le\u00f3n<\/strong> (-0,1%).<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-63945 size-full\" title=\"comparativa del acumulativo\" src=\"https:\/\/www.fotocasa.es\/fotocasa-life\/wp-content\/uploads\/2021\/08\/comparativa-acumulativo.jpg\" alt=\"- - - -\" width=\"663\" height=\"634\" srcset=\"https:\/\/www.fotocasa.es\/fotocasa-life\/wp-content\/uploads\/2021\/08\/comparativa-acumulativo.jpg 663w, https:\/\/www.fotocasa.es\/fotocasa-life\/wp-content\/uploads\/2021\/08\/comparativa-acumulativo-300x287.jpg 300w, https:\/\/www.fotocasa.es\/fotocasa-life\/wp-content\/uploads\/2021\/08\/comparativa-acumulativo-150x143.jpg 150w\" sizes=\"auto, (max-width: 663px) 100vw, 663px\" \/><\/p>\n<h2>Por capitales de provincia<\/h2>\n<p><strong>Palma de Mallorca es la \u00fanica ciudad de Espa\u00f1a cuyo incremento acumulativo de la vivienda en venta alcanza el 60%<\/strong> en junio de 2021 respecto a junio de 2016, pero apenas se ha incrementado un 5% respecto al mismo periodo de 2020, seg\u00fan el estudio de Fotocasa. Por una vivienda de 80 metros cuadrados en r\u00e9gimen de venta en Palma de Mallorca <strong>se pagaba 156.447 euros hace 5 a\u00f1os<\/strong> (1.956 \u20ac\/m2 en junio de 2016), mientras que <strong>en 2021 se ha pagado 250.168 euros<\/strong> (3.127 \u20ac\/m2 en junio de 2021).<\/p>\n<p>Las <strong>diez ciudades con mayor incremento acumulativo de venta<\/strong> en Espa\u00f1a los \u00faltimos 5 a\u00f1os (en 2016) son: <strong>Palma de Mallorca<\/strong> con 60%, <strong>M\u00e1laga capital<\/strong> con 43%, <strong>Madrid capital<\/strong> en 41%, <strong>Las Palmas de Gran Canaria<\/strong> con 33%, <strong>Donostia &#8211; San Sebasti\u00e1n<\/strong> con 33%, <strong>Girona capital<\/strong> con 32%, <strong>Vitoria \u2013 Gasteiz<\/strong> con 29%, <strong>Valencia capital<\/strong> con 29%,<strong> Pamplona \/ Iru\u00f1a<\/strong> con 28%, <strong>Barcelona capital<\/strong> con 23%, <strong>C\u00e1diz capita<\/strong>l con 22%, <strong>Logro\u00f1o<\/strong> con 21%, <strong>Sevilla capital<\/strong> con 21% y <strong>C\u00e1ceres capital<\/strong> con 21%.<\/p>\n<p>Por otro lado, <strong>las ciudades con descensos acumulativos<\/strong> en el precio de la vivienda en venta desde 2016 son: <strong>Ja\u00e9n capital<\/strong> con -8,7%,<strong> Teruel capital<\/strong> con -7,0%, <strong>Zamora capital<\/strong> con-6,0%, <strong>Soria
