Preparations for sale

The objective of every seller is to obtain the best price for their property, but with the minimum amount of trouble and complications. However, sometimes the process of negotiation can be complicated if you decide to do it yourself. Planning your sale carefully will maximise the possibilities of getting your asking price, without last minute surprises.

A sale usually starts a few months before the property is available for the buyer to move in.

The first thing you should ask is: if you were the buyer, what would you look for?

Bear in mind that first impressions have huge influence on the decision of the buyer. Making sure the house is clean, painting it, repairing any damages… will increase the price and speed at which you will sell your house.

It’s important that you invest in repairing damages and improving the image of the property, but this investment doesn’t have to be large. A modern kitchen will impress potential buyers, though they may not be willing to pay what you paid for it.

With rented properties, be aware that works will not be carried out by sellers, so you may carry out alterations as the rent amount will be increased.

A few tips for improving the image of your property (and its value): General cleaning:

  • General cleaning: Concentrate on bathrooms, kitchen and laundry. If you don’t have time to do this, consider hiring professional cleaners.
  • Repair defects such as damp patches, leaks, piping problems, loose tiles, worn-out flooring, etc.
  • Remove any old junk that’s taking up space and which may be spoiling the aesthetics of the property. You may also consider putting any non-essential furniture into storage. Your house will look bigger and more spacious!

While taking care of these small details you can prepare the papers you are going to need, such as the purchase deed and details of the property registration, your latest receipt from Property tax and the community legislature.
