How much can I ask?

Obviously, price is a very important factor in selling your property. We advise you to think up a price range within which to negotiate.

If it’s a buyer’s market (i.e. more sellers than buyers) you should set the price of the property within the lowest range; if it’s a seller’s market (more buyers than sellers) set the price within the highest range.

Planning the sale in advance, bear in mind that most activity is carried out during the summer when people are more prepared to move, taking advantage of the school holidays.

What you should take into account when estimating the value of your house:

  • The property value. This index is estimated by the council according to the m2, location and floor of the property; although it may be a useful reference, it will always be below the market price.
  • The appraisal made by the bank if you applied for a mortgage. This price will also be below the market price, despite the fact that bank evaluations are often elevated to cover their costs should the property have to be auctioned; if years have passed since your mortgage application, the price will certainly have increased.
  • If you have any doubts about your asking price, you should ask the professionals:
    • The estate agenciesof the area are experts on the area. You have the option to work exclusively with them, but you should bear in mind that depending on the price of the property, they may charge between 3 and 5% of the asking price.
    • Appraisal companies will generally charge you a % on their estimated value of your property.
  • The value of your property must relate to the value of other similar properties (size, fittings…) on the market. The same house located in a different part of the city may have a different value.

We recommend that you consult market studies for the area and check the prices of properties similar to yours.
