Report on the price of housing for sale - January 2012

The most relevant figures for January are:

  • The average price of second-hand properties in Spain is 2,098 euros per square metre, which means that it has decreased by 0.7 percent since November
  • The year-on-year variation (January 2011 – January 2012) is down 6.9%.
  • The fotocasa.es real estate index, with a base rate of 1,000 in January 2005, now stands at 874 points.

The fotocasa.es real estate index was created by the IESE Business School with the aim of becoming the indicator of reference for the evolution of Spanish housing prices. It is calculated by taking the average property price in January 2005 as a benchmark and giving it the starting value of 1,000 points.

The fotocasa.es real estate index reflects market trends slightly before other statistics because it is based on intended sale price and its variations. Hence, the conclusions of the index should be subsequently included in the indicators based on final sale prices.
